Project Spotlight: Beautiful Whole Home Remodel in Sacramento
Some homes have great bones but get held back by the choices of decades past, chopped-up layouts, dated finishes, and spaces that once worked but don’t really flow for the people living in them. That was the story at this Chancery home. The family loved their neighborhood, loved their yard, and loved the potential they could feel in the walls… but day-to-day life? It needed a serious upgrade.
The kitchen felt boxed in. The family room wasn’t connected to the action. Backpacks and sports gear had nowhere to land. And the primary suite, the one place parents should get to exhale, was doing double duty without actually functioning well. This remodel was about fixing that. Brightening the house. Opening it up. Giving this family better flow, smarter storage, and a space that finally fits how they live.
H&H Builds was honored to collaborate with this family to create a timeless home that feels calm, connected, modern, and theirs in every way.

Before We Touch a Wall: Understanding How This Family Actually Lives
Before drawing plans or picking tile, we spent time understanding the real heartbeat of the household. Who’s coming and going? How do mornings look? Where do the toys actually end up? Which corners end up doing the heavy lifting?
Here’s what mattered most:
-
Kids + daily chaos: They needed a clear landing zone for backpacks, shoes, hats, and all the “stuff” that migrates across a house if you don’t give it a home.
-
Work-from-home realities: One parent needed a dedicated workspace with actual privacy, not a corner desk squeezed into a shared space.
-
A kitchen that keeps everyone connected: Cooking, snacking, homework, and hanging out all happen at once. The old layout made that feel cramped instead of communal.
-
Natural flow for hosting: Friends and family are in and out regularly. The house needed to feel open without knocking down every wall in sight.
-
Aesthetic consistency: They wanted warmth, light, and materials that felt elevated but approachable, California casual with modern polish.
Those priorities set the tone for every design move that followed. We wanted to open up the places that felt cramped, simplify the visual noise, make storage actually work, and let natural light do the heavy lifting.

The Kitchen: From Boxed-In to Center Stage
What We Started With
It’s just the truth: the original kitchen wasn’t the worst we’ve ever seen, but it was doing this family zero favors. When we first laid eyes on this home, it featured 90s tile countertops, endless grout lines, a peninsula that acted like a bouncer between the kitchen and the rest of the house, and an overhead cabinet literally blocking the room’s best sightline. Storage was cramped, traffic flow was tight, and every inch of the room felt more “workaround” than “well designed.”
The bones were there, a big window, good natural light, and a central location in the home. But the layout forced the kitchen to operate as three separate little zones instead of the central gathering place it should have been.
This was the definition of unrealized potential.
What It Became
The new kitchen is open, bright, warm, and fully dialed in for modern family living. Here are our favorite new features:
-
Massive quartz island: Prep station, homework hub, snack bar, and hosting central all in one.
-
White shaker perimeter cabinets: Clean lines, timeless look, and way more storage than the old layout ever allowed.
-
Oak island base: Adds warmth and ties into the wood details used throughout the remodel.
-
Stone slab countertops and backsplash: Zero grout, maximum durability, and elevated style.
-
Apron-front farmhouse sink: Perfectly centered under a new black-framed picture window.
-
Brass sconces above the window: A subtle luxury moment that pulls the whole palette together.
-
Woven pendants over the island: Soft texture that warms the room instantly.
-
Improved appliance layout: Pro-style range, hidden microwave, and flow that finally makes sense.
-
Connected sightlines: You can now cook while keeping an eye on kids in the family room or chat with guests at the island.

Why It Works Now
The magic here is intention. Nothing in this kitchen remodel feels slapped together or overly trendy.
The space breathes. The light flows. The kitchen finally acts like the anchor of the home instead of the bottleneck, which is exactly what we aim for throughout our remodeling process when we’re reworking how a whole house lives day to day.
When a client tells you, “We spend 80% of our time right here,” that’s the sign you got it right.
The Built-In Bar: Small Space, Big Upgrade
Every home has that one awkward corner. In this house, it used to be a dead zone, too big to ignore, too small to be useful. So, we turned it into something that actually earns its footprint: a built-in bar and beverage hub.
-
Glass-front uppers for displaying glassware and keeping things visually light.
-
Floating wood shelf to break up the cabinetry and soften the look.
-
Full-height slab backsplash that matches the kitchen stone, looking clean, bold, and cohesive.
-
Brass faucet and petite prep sink for coffee, cocktails, or kid drinks.
-
Undercounter beverage fridge so the big refrigerator stays free for actual groceries.
-
Accent lighting that turns the whole thing into a feature instead of an afterthought.

Living + Family Room: Comfort Without Clutter
The living spaces in this home used to operate like separate islands, one over here for adults, one over there for kids, and neither of them really talking to each other. The remodel changed that completely, turning the entire main level into a connected, functional ecosystem.
What Changed
-
New wide-plank flooring carries through the living room, kitchen, and family room, instantly making the house feel bigger and more cohesive.
-
Updated lighting, including recessed cans and warm fixtures, evens out brightness and gets rid of shadowy corners.
-
Simplified fireplace designs in both living areas modernize the spaces without blowing up the existing architecture.
-
Expanded sightlines allow parents in the kitchen to keep tabs on kids in the family room.
-
Sliding glass doors in the family room strengthen the indoor–outdoor connection, which is a must in Sacramento’s climate.
Kid Zone, Upgraded
Instead of toys taking over the entire house, the family room now has:
-
Built-in storage for craft supplies and games
-
Defined play areas
-
A durable rug + furniture layout that can take a beating.
Why It Works
The room is kid-friendly without looking like a daycare, and that’s exactly the balance most families want. The living spaces now support actual life, hanging out, hosting, relaxing, watching kids, and moving easily from one zone to the next, and it reflects the kind of project cohesion that shows why Sacramento design partners and architects like working with us.

Mudroom Makeover: The Workhorse of the Whole Project
The mudroom is the quiet, unsung hero of a family home that keeps everything running smoothly. Before, this family had nowhere to dump backpacks, shoes, jackets, sports gear, or the daily avalanche of “kid stuff.” After the remodel? Total game changer.
Key Features
-
Elegant and durable custom cabinetry in a deep charcoal finish.
-
Wood bench and countertop add warmth and match the tones used throughout the house.
-
Individual cubbies + hooks so every person has a designated landing spot.
-
Upper closed storage for seasonal and overflow items.
-
Open lower cubbies with baskets for shoes and grab-and-go gear.
-
Direct yard access so muddy feet don’t track through the entire home.
Why It Works
It’s simple, it’s durable, and it makes everyday life easier. This is the kind of space families don’t realize they need until suddenly, they have it, and it solves ten problems at once, in the same way a well planned whole home remodel can completely change how a house functions day to day.

Laundry Room: Not Flashy, but Life-Changing
Laundry rooms rarely get the spotlight, but this one earned it. The original space was small, dated, and basically operating as a pass-through with a washer and dryer stuck in it. Tile counters, old cabinetry, and cramped storage made daily upkeep harder than it needed to be.
What Was Updated
-
New cabinetry with a brighter, more functional layout
-
Modern countertop for folding and sorting
-
Improved lighting so the room doesn’t feel like a utility closet
-
Better storage distribution so detergents and cleaning supplies don’t pile up
Why It Works
Laundry is a chore no matter what, but when the space is clean, logical, and easy to use, it stops being a daily frustration. This room now matches the rest of the home, being organized, bright, and efficient.

Primary Suite: Calm, Connected, and Built for Real Rest
The primary suite went from “just another bedroom” to a true retreat, the kind that finally gives the adults in the house a space that feels like theirs.
Bedroom Upgrades
-
Vaulted ceiling with a central wood beam adds height and instant character.
-
Neutral color palette + warm lighting create a soft, restful atmosphere.
-
Improved layout makes the room feel bigger and more functional, not just “decorated.”

The Office: A Work-From-Home Win
This might be one of the smartest moves in the whole project. Instead of forcing a desk into a corner, the homeowners now have:
-
Double sliding doors connecting the office to the bedroom
-
Two large windows for natural light
-
A quiet, defined workspace that tucks away when the day is done

Bathroom + Closet Refresh
The old primary bath wasn’t terrible, but it wasn’t doing anything memorable. The new version absolutely is.
Bathroom Features
-
Double wood-tone vanity with clean-lined cabinetry
-
Brass fixtures for a warm, modern look
-
Oversized mirror + sconces for flattering light
-
Large walk-in shower with:
-
Vertical tile
-
Full bench
-
Built-in niche
-
Closet
-
Walk-in closet with organized zones
-
Smart layout for shoes, hanging items, and folded storage

Why It Works
Everything in the primary suite now speaks the same design language: warm, calm, elevated, and functional. It’s a retreat without being precious, exactly how a modern primary should feel.
Design Through-Line: The Quiet Power of Consistency
One of the biggest reasons this remodel feels so seamless is because the materials and finishes speak the same language from room to room. Nothing jumps out, nothing feels like it belongs to a different decade, and nothing was chosen just to pad a Pinterest board.
What Ties It All Together
-
Warm wood tones in the island, vanity, shelving, and accents
-
Matte brass hardware used intentionally, not everywhere, just where it elevates the space
-
Black-framed windows and fixtures for balance and structure
-
Light, bright walls to reflect natural light and keep the home feeling open
-
Stone slabs repeated in the kitchen and bar to create visual continuity
-
Wide-plank flooring running through the main level for a unified foundation
